Once you've decided to put your home on the market, you're looking to sell quickly for the best possible price. One tactic that can help sell your home faster is staging. At first, staging may seem like a real estate term that doesn't actually mean anything. Isn't staging just decorating? Well, not exactly…

Appeal to the masses

Your home is likely decorated to your tastes. It could be colorful and eclectic, or rugged and industrial. But when you're staging your home, rather than appealing to a specific decorating sense, you want to furnish your home in a way that appeals to everyone-and more importantly, doesn't turn anyone off who just isn't into your personal style.

Tone down the personal flourishes

Buyers want to be able see themselves in a home and imagine how they'd make it their own. Unfortunately, that means less of your own style as you're preparing for your move. Cut down on family photos, bold artwork, and unusual furniture. Do some major decluttering so the buyer can see all the space and storage opportunities. It may be sad to start removing the items that make your house a home, but it's an important part of the process.

Mass appeal doesn't mean “boring"

Your staged home can still be colorful, just stay away from extremes. If you paint, stick to whites, grays, or neutrals. Add flourishes of color with window treatments or accent furniture, but try to choose items that will appeal to both genders.

Yes. Interest rates increased and we will most likely see other increases as the year progresses. I mean, c'mon. How long did we expect rates to stay at all time lows? Fact: As inflation rises, the FED will continue to increase the Federal Funds Rate which will then impact the rates offered by mortgage lenders.

I've had many conversation with first time homebuyers who ask, "do you think interest rates will increase in 6 months? Do you think we should wait?" My answer is always the same, "interest rates will continue to increase in the short term which means unless your income increases, your ability to purchase the home of your dreams will most likely diminish as you possibly will not qualify at a higher rate."

Here's the long and short of it. If you qualify to purchase a home in the neighborhood you'd like to live for the next 5, 10, or 15 years - then go ahead and purchase your home. Don't wait. I've had conversations with clients who still remember purchasing their first home at 18% on a 30-year fixed mortgage. We all saw what happened after 2007/2008. Houses were extremely affordable, for those who could buy cash. The banks pretty much put the brakes on lending with very few loans being approved.

We are in an amazing housing market. Sellers are starting to understand the definition of market value as homes that are overpriced, sit on the market, while their neighbors sell. Buyers are now able to negotiate confidently. It's a great time to buy. It's a great time to sell. Everyone wins!

Many buyers will wisely interview three or four potential buyer agents before selecting one to represent them with their purchase. Conversely, many buyers stumble into the lender they choose, often relying solely upon a single recommendation or perhaps using a familiar lender they worked with in the past.

Most buyers underestimate the great disparity lenders can have in not only their mortgage rates but also their underwriting criteria. We pride ourselves on being able to direct you to the optimal lender with the best loan program and lowest mortgage rates to help you achieve your goals when purchasing or refinancing.

Unlike some other agents, we do not have an “in-house” lending arm, nor do we strike other “arrangemen...
